Situated 9 miles east of the University city of Exeter and 2 miles from the A30, this country house B&B is a perfect base for leisure and business.


We love welcoming guests. Charlie, Julia and Joanna have a lifetime’s worth of hospitality experience: Charlie worked for the Savoy Group, The Halkin and St James’s Club in London; Julia spent fifteen years working in Hong Kong and America and Joanna has acquired discerning tastes from her extensive travels. We think our quality driven approach makes Larkbeare very distinctive - the dream was always to create an environmentally conscious business of our own….. a B&B with a gentle grace and an ethical heart offering a degree of luxury that treads lightly.

The house is a brilliant base from which to access Exeter city & University or to explore the surrounding countryside. The picturesque fishing villages of Beer and Branscombe, the Jurassic Coast, Sidmouth and The Donkey Sanctuary are all within easy reach of us. Rockbeare Manor, Escot Park and Deer Park Country House wedding venues and a wealth of family friendly country pubs renowned for their food are close by. Once you’re back, afternoon tea is served in the sitting room, or the garden, complete with Aga baked scones, homemade jam and in the colder months, a welcoming wood burning fire.



Green thoughts run through everything we do. We use LED light bulbs throughout, AAA rated machines, paraben free toiletries, phosphate free cleaning products, bottle our own filtered water, air dry linen, compost kitchen waste and recycle extensively. We treat our sewage without chemicals using a Bio-system which discharges clean water and every year we plant trees to help offset carbon emissions. We have installed photovoltaic solar panels and a wood-burning biomass boiler. As well as cost savings for the business and a reduction of over 17 tonnes of carbon dioxide a year, these combined renewable energy initiatives mean we use only fossil-free fuels for all heating and hot water. Any electricity we need to buy is from a 100% renewable source.

Food plays a big part in the Larkbeare experience. We grow our own apples, plums, cherries, medlar, quince, greengages and blueberries, make our own marmalade, jams and yoghurt, bake our own bread, biscuits and scones, bottle our own fruit and press our own apples for juice. Bacon, sausages, vegetables, fruit and bread flour come from several independent shops in nearby Ottery St Mary. We source local milk, honey and free range eggs and also have a few of our own chickens. Our selection of teas is long and the cafetière is regularly replenished - we use organic and Fairtrade wherever possible.
